Real Estate Document Review
Property Document Checker
Turn complex property files into a clear review checklist.
Property Document Checker reviews real-estate transaction documents, extracts the facts that matter, compares them across files, identifies missing or conflicting information, and produces an evidence-linked action plan.
Important: The output does not constitute legal advice and should not be considered a substitute for consultation with a qualified lawyer. Local legal, tax, title, tenancy, licensing, registration and closing requirements must be confirmed with a qualified professional or competent authority.

Review modes
Quick review
For intake triage: inventory, obvious conflicts, missing signatures or annexes and a short checklist.
Standard review
Full extraction, cross-document comparison, prioritized issue register, checklist and next steps.
Deep review
Adds clause mapping, official-source research for focused jurisdiction questions and detailed evidence references.
Version comparison
Highlights changed amounts, dates, duties, contingencies, annexes and execution status between drafts.
Privacy-first
Uses only the supplied documents, avoids web research and minimizes reproduced personal data.
Dashboard
Adds a visual summary of issue priority, missing items, checklist progress and review confidence. It does not display a legal-compliance score.
How to get a strong result
Provide:
- the documents;
- country and state, province, region or municipality when relevant;
- transaction type;
- your role;
- current stage;
- any known concern;
- desired output language;
- whether official-source research is allowed;
- whether you want a PDF report, dashboard or both.
Example prompts
- "Review this residential lease and addendum for internal conflicts, missing annexes and unclear obligations. The property is in Lisbon, Portugal. Create a consultant checklist in European Portuguese."
- "Compare these two purchase-agreement drafts and show every material change in dates, price, contingencies, included fixtures and signature status."
- "Review this property sale package in privacy-first mode. Mask personal identifiers and produce a client-facing summary plus an internal issue register."
- "Create a dashboard showing document status, missing items and deadlines for this transaction file."
Evidence and accuracy
The Agent separates:
- text extracted from the documents;
- facts provided by the user;
- comparisons calculated across documents;
- interpretation;
- external jurisdiction information.
Material findings include evidence references. Conflicts are not resolved by guessing. When a fact, requirement or source cannot be verified, the report says so.
International use
The Agent is jurisdiction-aware rather than tied to one country. It can review document structure and consistency in any market. When local requirements matter, it searches for current official sources for the relevant country and sub-jurisdiction, if research is permitted and available.
The Agent does not assume that a national rule applies to every state, province, region, municipality, free zone or special territory.
Privacy
Property files can contain identity, financial and contractual data. Redact unnecessary IDs, signatures, bank details and contact information before upload. The Agent minimizes personal data in the output and does not use demographic information or protected characteristics to assess people, properties or neighbourhoods.
Any external OCR, translation, storage or direct API integration must be disclosed before receiving user content.
Limitations
The Agent does not:
- provide legal representation or a definitive legal opinion;
- authenticate signatures, stamps, titles, permits or certificates;
- detect forgery with professional certainty;
- certify ownership, title, compliance or closing readiness;
- replace a lawyer, notary, conveyancer, surveyor, inspector, accountant, lender, registry or authority;
- instruct a user to sign, close, evict, terminate, sue, waive rights or bypass legal requirements.
