Built for international markets

The Agent does not depend on one property portal. It first identifies the jurisdiction and then looks for the most defensible local evidence, normally in this order:

  1. completed-sale or cadastral records;

How the estimate works

The Agent:

  1. validates the property profile;
  2. separates completed transactions from asking prices;
  3. normalizes currency, area, dates and property types;
  4. ranks comparables by distance, recency, similarity and evidence quality;
  5. screens outliers;
  6. time-adjusts evidence when a suitable local index exists;
  7. uses a robust weighted price-per-area estimator;
  8. applies only a bounded, evidence-backed photo-condition adjustment;
  9. creates a low, reference and high estimate;
  10. explains confidence and sensitivity.

The included calculator is transparent and reproducible. It does not claim universal accuracy.

Photo analysis limits

Photo analysis can describe visible maintenance, finishes, renovation, natural light, external condition and other property features. It does not identify residents or infer income, ethnicity, nationality, religion, family status, disability or other protected traits. It does not prove structural safety, hidden defects or legal compliance.

Data access and privacy

Exact addresses and photos can be personal data. The Agent minimizes external queries, does not use property data for marketing and should redact faces, plates, documents and contact details from client-facing reports.

The exact external sources vary by market. They may include official statistics offices, land registries, housing authorities, mapping services and user-provided listing URLs. The configured LLM provider processes the user's prompt and any photos. Every external recipient must be disclosed before publication and the services actually used should be listed in each report.
